So your favorite thing to do is ski, and your least favorite thing to do is go to work. And of course you are under the impression that there is no possible way to combine both and make a decent living. Sure, you can become a ski lift operator and live in a small apartment with 3 other roommates eating top ramen every night. But I have found a way to be self employed, hit the slopes by 10:00 am and conduct business from the chair lifts. I hope this doesn’t come off like bragging, I just want to let people know that there is a better life out there. Personally, I haven’t had this much fun since college.

With that being said… I bought a home near the slopes of a major ski resort in Colorado, and converted it into a bed & breakfast. It is the most entertaining job I have ever had. You basically make breakfast every morning and ski the rest of the day. Sure you need to clean rooms every few days, but guests normally don’t want anyone in their room during their stay. They just want to be pampered during breakfast, hit the slopes all day, go out to dinner, come back to their room and pass out from exhaustion. Looking at the following schedule you might say that I work 7am to 5pm everyday, with a six-hour lunch break.

Here is the average Saturday for me:

- 6:30 am – Shower, drink coffee, check emails and the weather forecast.

- 7:00 am – Start guest coffee, prepare breakfast and set the table.

- 8:00 am – Guests start coming to the breakfast table. I give them a big plate of food and make sure their orange juice and coffee never run empty. During this time we talk about skiing and the resort. They always want to know the weather forecast, if I am skiing that day, and how many times I have gone during the season. It is always an enjoyable conversation, since they are on vacation and couldn’t be happier.

- 9:00 am – I generally need to run a credit card payment for someone, or check out a movie from the library (I will discuss this later). Guests are also heading to the resort during this time, so I let them know how to get there, the best places to eat and my favorite runs. I also start doing dishes so I can hit the slopes (be sure to see “friends” in my tips section).

- 9:30 am – The last guest has eaten and I finish cleaning. But, before I head out I need to shovel snow and check the hot tub to make sure no one turned the heat down the night before.

- 10:00 am – Hit the slopes.

- 11:00 am – Normally by this time I have already received a phone reservation. People get excited when I tell them I am on the chair lift, because they know that they will be there soon enough. Guests who reach me while I am on the slopes are always more likely to make a reservation. With a cell phone I can feel the vibration of a call and store numbers for a return call later that day.

- 4:00 pm - The lifts close and I head for home.

- 4:30 pm – I make a quick walk through of the bed and breakfast to find out how much fun my guests had and check in any new arrivals. Then I return phone calls and check emails.

- 5:00 pm – By this time all my guests have made it back from the slopes, so I check out movies and make recommendations for dinner.

After that I am done for the day, with the exception of a few miscellaneous reservations. I clean rooms on Tuesdays and Wednesdays, but can still make it to the slopes since I don’t have a lot of guests to tend to.

Of course there are a lot more things to think about before starting up a bed and breakfast, but these are the things that can’t be found in most of the books:

- Get a good cell phone. You need a phone that gets good reception everywhere on the mountain. Every resort has a tower, just find out which phone company owns it.

- Most people plan their vacation over the internet, so you must have an easy to find & informative website. Here is mine http://www.slopeview.com/. A lot of the things in this list can be seen in more detail on my site.

- Location is everything. Make sure people can get to the slopes easy, whether it be by shuttle bus or walking. They don’t want to drive, and you don’t want to offer transportation, because it will seriously cut into your ski day.

- You need a hot tub. If you don’t have one, you might as well sell the beds and let your guests sleep on the floor.

- Rooms have to be unique. People like interesting rooms that are unlike any room in their home. I have gone with a Five Great Things To Love About Colorado theme.

- Offer it as a vacation rental. This will allow you to take a few days off and get first tracks in the morning, or go out of town.

- Your friends are the cheapest employees you will ever have. If you have a place for them to sleep, and give them leftover breakfast, they will help you get to the slopes faster. Most of my friends that live in Denver have season passes, and I never have to shovel snow.

These are just a few recommendations, but not necessary:

- People like having their own bathroom! Not every room will have one, but they will have useless closets that you can convert.

- Set up a coffee & snack bar, and let guests make coffee whenever they want. Flavored coffee syrups and microwave popcorn are cheap, but offer a little perk for your guests.

- Everyone loves movies. I have set up DVD players in every room and have a library of 270 movies (it was a hobby before I started the b & b). You can buy used movies at video stores and ask friends to loan you theirs. Unique movies are great, because it is nice to recommend good movies that people haven’t seen.

- Waffle makers rock! If you take instant waffle mix and mix in fresh berries or nuts, you are going to have some happy customers.

People may tell you that running a bed and breakfast is hard work, but these people must think they have an obligation to clean rooms everyday and prepare a 5-course breakfast that takes hours make. I have never had a complaint, and many of my guests are repeat customers, that just like to ski. In fact I feel that the more time I spend at the resort, the better I am as a concierge.

Not only is it a good business venture, but the property around ski resorts will always go up value more so than anywhere else. You can also sell an established business for twice as much as a residential home.

So knock down the walls of your cubicle, grab your skis and prepare for a lifestyle change that will result in you becoming a bum… a ski bum.

You may have even fallen prey to one of these con artists, selling you their "insider" wholesale/drop ship list of suppliers. Me too. I've purchased so many lists that I can't even recollect how many. I don't know why, but I tend to find the "good" in people, and I was "sold" by these marketing schemes time and time again, even after being scammed by the latest one. Finally, after so many disappointments, I had HAD ENOUGH. I decided to get to the bottom of this appeal we all have with wholesale/drop ship companies, and find out if there really were any LEGITMATE drop shippers for purchasing “hot” consumer goods at great prices.

I literally contacted the administrator of every wholesale drop shipping website I could find. Posing as an investor, I managed to persuade the owners that I was seriously interested in purchasing their entire website and business. That way, once the cartoonish money bags flashed in their minds, they would grant me free access to their member's areas to examine what I would be "buying". Well, I was appalled with 99% of what I found. Many of the owners actually bragged about how many people purchased their useless subscriptions. I repeatedly found:

*outdated lists

*non-working links

*links leading to other sites that asked for more money

*no help section

*no real email support

*no refunds

I quickly realized that these so-called wholesale/drop ship lists were totally pointless. And the owners knew it, yet they were laughing all the way to the ATM machine! Needless to say, I didn't respond when they asked if I was still interested in purchasing their websites. Surprisingly, while sitting through all of the scam artist’s websites, I was able to locate a group of individuals that actually ran legitimate programs.

The owners were common folk like you and me that found a way to earn extra money working from home on their computers. Their membership areas were impressive, with an impressive amount of quality information on how to make $100-$200 per day on your computer doing very little work. I even chatted with a few of their customers in several online forums, and they confirmed that they were earning extra money using the information that the websites had provided them with. It was like I found a few diamonds in the rough. But don't take my word for it, you can drop by the over two dozen sites I found. See what you think.

They do charge a minimal fee for access to their program, which is to be expected for any legitimate enterprise that actually has people on staff who are dedicated to helping you get earning online. What a warm group of people! Anyway, if you do decide you are interested in any of the two dozen companies, I advise you to join post-haste, as the owners have informed me that they are getting so many new members by word of mouth referrals that they will be blocking off membership completely by month’s end. (By the way, you didn't get this news from me!) They don't have a large enough staff to welcome many more people, and they are driven to providing excellent service to each person. Well, my quest to find legitimate Drop ship companies has come to an end. I have to mention I was thoroughly disappointed with most of what I found, and I strongly urge you not to take any chances doing business with any companies other than the twenty four I will share with you.

Bank Line of Credit or Loan

Now you’re getting into the serious stuff! Getting support from a Bank for a new business is tough, as many entrepreneurs will testify. One sneaky way is to apply for an unsecured loan while you are still in employment. If you have planned things right you will know when you are starting up, so a few months before you pack your job in, apply for a loan based on your salary. However, make sure that you can comfortably meet the repayments. There is no grace period; you will be expected to pay back immediately, so your business will have to start earning very quickly.

The alternative is a business line of credit facility. There is no fixed repayment date, although they will be for periods from 6 to 12 months, and all you have to do is ensure that you keep within the overdraft limit. You will have to write a business plan to present to the Bank which outlines your idea and the business.

Mortgage or Equity Release

With the way house prices have been increasing over the last few years, the vast majority of people now have substantial equity in their homes. The cheaper alternative to a Bank overdraft or loan is a mortgage. The interest rate is lower and, as the repayments are spread over a longer period, the monthly repayment is less (although you will end up paying more interest in the long run).

The disadvantage of raising cash this way is that your home is potentially at risk. If meeting the monthly repayments is dependent on what the business can generate then a slow start could cause cash problems. So be very sure you can meet the repayments even during a lean period.

Credit Cards

If you haven’t got any savings, can’t get support from family or friends, or a Bank loan or mortgage, then there are your credit cards! However, whilst it’s easy to draw down on your card, be wary! Credit cards are the most expensive form of debt.

They are ideal because all you may have to do is pay the minimum amount but card debt, as most people have found out, can be a long term burden. You may receive less than the full balance of your note when you sell it. However, the total cash you receive from the down payment and the sale of the note will usually be about the same as you would have received from an all-cash sale of your business. That's because all-cash buyers can insist on a much lower selling price.

The amount of money you’ll actually receive for your note depends on a number of factors. But as a general rule, for a full purchase, you can expect to be paid 50 to 80 percent of the balance of the note. More specifically, the amount of cash your note can be sold for will be determined by three general components: the current economic environment, the terms of the note (payment amount, interest rate, length of payback, etc.) and the degree of risk or probability that the note holder will lose his/her money.

Criteria for Purchasing Notes

Certain guidelines must be met in order for a business note to be purchased. Naturally, first-position liens are eligible. Here are some other elements investors like to see:

• The business is in a profitable position, with evidence of operating cash flow.

• The buyer has good credit, which generally means a FICO score of at least 625.

• The buyer put down at least 30 percent of the purchase price in cash, which signifies that he/she is truly committed and able to weather down cycles.

• The principal owners have made a personal guarantee on the note.

• The note has been "seasoned," meaning the buyer has made payments for at least two months. This shows that the buyer is happy with the purchase.

• The note should have a minimum face value of $15,000.00.

Structuring the Sale

There are a number of ways to structure the sale of your business note. You can sell the entire note, or only part of it. The most common way to sell a note is through a "partial purchase," which involves selling only a certain number of the remaining payments on your note.

Note buyers can purchase any number of the remaining payments in a variety of ways. For example, let's say you have a note with a balance of $80,000 payable in 240 monthly installments. If you need just $20,000 now, for whatever reason, the note buyer would calculate how many payments would need to be purchased to provide you with that specific amount of cash. Exactly which payments would be purchased would depend on your personal financial situation. You could sell:

• A certain number of the beginning payments on the note. (The note buyer might purchase the first 60 payments, and then you would receive the final 180 payments.)

• A certain number of the final payments on the note. (The buyer could purchase the final 180 payments, passing the first 60 payments through to you.)

• A certain percentage of each of the remaining 240 payments on the note. Perhaps 50 percent of each of the 240 installment payments could be purchased. (You would receive one half of each of the 240 payments.)

So which option in the above example would be best for you? It would depend on your current financial needs and future concerns. All of the alternatives would provide you with an immediate $20,000 cash payment. However, you might choose the first option if you need $20,000 today and require a future monthly cash flow beginning in five years. You might choose the second scenario if you needed $20,000 now and a monthly payment for the next five years until you start receiving your retirement benefits. Or you might choose the third option if you need $20,000 today and also want/need the monthly 50 percent payment for the next 20 years.

The Purchase Process

To purchase a business note, buyers will need to take an assignment of the security instrument (UCC-1 Financing Statement) and receive an endorsement of the promissory note.) But before getting to that stage, they will do the necessary due diligence and closely examine all aspects of the sales transaction of your business. The note buyers will handle all the paperwork for the purchase, from verifying all aspects of the deal and preparing/having recorded all of the necessary documents to make the change.

The note purchasing process takes an average four weeks to complete. If the sale of your business and the creation of the note was "typical," then you should have your money within four weeks.

A friend told me that as a child he taught himself to write with his left hand even though he was right handed. His reason was that he wanted to be sure he could write even if something happened to his right hand.

Emergency planning, disaster recovery – these topics have been in the news a lot lately in the United States. Inadvertently I did it as a kid but it isn’t a subject that as an adult I like to think about. In fact I avoid it!!

As an account executive at AT&T one of my responsibilities was to be sure my customers had disaster recovery plans. Everyone wants their telephone to work no matter what happens. And yet even so it wasn’t something my clients wanted to address. Many thought the possibility too remote. Others had too many other projects on the table that they said took priority.

It is hard for an estate planning attorney to convince someone he or she needs a will. It is only when something happens in a person’s life like a serious illness or death that suddenly what was on the back burner comes to the forefront.

It is only when something dreadful happens that suddenly we wake up to the fact that planning for an emergency is important. When Terry Schiavo was in the news many who didn’t have health care proxies took the opportunity to sign one. After Hurricane Katrina suddenly people are now looking at contingency planning.

Governments too have been challenged where contingency planning is concerned. If there are disaster recovery plans my guess is that few thought about the possibility of everyone having to evacuate their homes. If there were evacuation plans at all then most likely they would have ended by everyone going to a public building. Who would have considered busing people away from the area entirely?

Katrina has been a horrific event for us all. Looking at the lessons though and making our plans accordingly is extremely important.

So one lesson I know I have learned is that I want to be sure that federal, state and local governments have a really clear plans that are coordinated with each other. I want to know about these plans too because I have a responsibility for myself, my family and my business.

As I think about this however I am uncomfortable about my own planning. What do I do in the event of a disaster? I can feel my own resistance in even thinking about it!

Several months ago my mastermind group was talking about backing up their computer files. One member of the group actually took his back up disc to another location to be sure that if a fire or flood hit his office he would still have his files. I was really impressed by that and started to think about it for myself. The possibility seemed remote then but certainly now I do see the point.

How I hate budgets!

Every time an accountant told me to put together a budget for my company, my response was - “When I get the time I will!” I just never seem to get the time.

For several years when I first started my company I never paid attention to a budget. I knew if I made money by looking at my financial statements and that was good enough for me. Also, every time I tried to put something together I never compared my actual financials to the budget numbers I created.

Two years ago, I decided to take a different approach. I developed a forecast for a quarter of what I expected income and expenses to be. I came up with the figures based on the previous year's actual numbers. It was easy to look at last year and just add a percentage increase to the numbers. Then I took the time to review once a month the forecast with where we were at that point.

By using this system of creating a forecast and comparing that to actual financials on a monthly basis I was able to focus on income areas that were falling behind and stop expenses that I didn't need to make.

I am an avid fan of informational products. I buy thousands of dollars every month. With the forecast in place I caught myself spending more then I allocated and was able to just cut back the next month. The great thing about this system is that you are not locked into a specific figure each month but yet you stay within guidelines of where you want to be before the year or quarter finishes.

The best way to set this up is to use a financial program such as Quickbooks or Peachtree. Track all income and expenses using the software. The next step is to print financial statements that track what you have done. Then take the numbers of your financial statements and increase your income by the percentage you want to raise revenue by. Then look at expenses and determine what categories will increase based on the sales increase. This will become your financial projections.

The last step is to review your actual financial statement (Income Statement or Profit and Loss) to your projections. Have systems in place to increase revenue and decrease expenses as necessary.

And: “Self-employment among American workers increases with age, with the most dramatic jump occurring at age 65.”

Don’t worry help is at hand. With the advent of the Internet there’s a whole new world out there, and, most importantly, it’s a level playing field. (Finally I can say it…Size doesn’t count). There are more than 500 million consumers out there and with a good plan, you can learn to build your financial independence with your own online business.

Before you say “I can’t do it” let’s chuck out some of the most common reasons people give for not wanting to start an online business:

Objection #1: I'm not smart enough to have my own business.

This is unlikely to be true. Successful businesses are run by people with vastly different capabilities. Running your own business is about solving people’s problems and not about how smart you are.

Objection #2: I don't have the time it takes to start or grow an income source online.

Objection #6: Someone is already doing what I want to do so it is useless trying to compete.

Of course other people are already doing the same thing but that’s true in the real world too. Just do it better. If there aren’t others doing the same thing you probably can’t make money out of it. Competition shows that there is a market for your product/idea.

Objection #7: The only people making money are people telling others how to make money.

When you start on the Internet Marketing route you’re desperate for information and in finding it you sign up with everyone offering to help you – these are the guys (and girls) offering their services as business advisers. They are not the only businesses on the ‘Net but they are the ones you’ll come into contact with first.

Objection #8: I've tried plenty of business opportunities with no success -- it's just not for me.

Maybe it's not, but chances are, your failure is from chasing different business opportunities, instead of building your own business from the ground up.

Objection #9: I'd need a top search engine ranking to get anywhere and that's almost impossible.

Search engine positioning is not the be all and end all. There are other ways to find traffic and customers.

Objection #10: I'd need a big advertising budget to get any results.

That’s simply not true, the ‘Net is the perfect place to do business with a small budget.

The greatest lie out there today is that, if you get a good job and slave away for 40 something years, your retirement years will be golden.
